The Design and Build PRocess
We work with you, step-by-step, as we move through the design and build phase of your new home.
Here’s a brief overview of what that process will look like for you.

Design (6 Weeks)
Design
We work with you to modify your chosen floor plan, or create one from scratch, then help you choose your interior and exterior selections. Once you’ve made your choices, we draw final construction plans for your new home.
Approval
We meet with you to review plans and specifications and get your approval.
Pricing
We use your approved plans and specifications to compile a price list from our team of trades and suppliers, and compile a purchase agreement proposal for you.
Sign
We meet with you to review your plans, specifications, and purchase agreement.
When review is complete, we will sign the documents and move on to the build phase.

Build (4 Months)
Start Date
We establish a start date for construction and send the build schedule to our team of trades.
Selections
We begin the final step-by-step selection process with you. This is when you begin choosing and confirming the style and colour of finishings and fixtures for your home.
Construction
The framing package has arrived, and the first nail is driven home!
We keep you informed on progress and welcome you to visit us while your home is being built.
Delivery of your new home
The most exciting day of the year!
We clean your new home and prepare it for delivery. Once the home is delivered, we will fasten it to your foundation and hand you the keys.
After Delivery
We will arrange for any touch-ups that are needed before you move into your new home, including any drywall cracks from the delivery process.
We remain on call for any questions you might have about your home, as well as any warranty work that might be needed.

RTM stands for ‘ready to move’. It simply means that we build homes at our facility, then move them to your property once they’re completed.
Do your homes come with a warranty?
Yes. Our homes are covered by:
- The Alberta Progressive Home Warranty Program
- Our own 1-year complete, door-to-door guarantee
We also work with homeowners to make claims under any warranty in their home, from furnaces to fridges. Because we have close relationships with our suppliers, we’ve found this helps our clients get better service during warranty claims.
What are the benefits of RTM construction?
The main benefits are:
- It keeps the mess of construction off your property for the bulk of the build.
- You aren’t constrained to working with whoever is willing to come to your property.
Can I customize my RTM floor plan and finishes?
Yes. To make the design process easier, our clients usually choose to start with one of our pre-designed floor plans and customize from there. If you do choose one of our floor plans, it’s important to know that you still decide on everything, from the size of the primary bedroom to the hardware on your drawers.
But if none of the pre-designed floor plans work for you, we can help you design a home from scratch.
Where do you deliver?
We deliver to almost any property with public access in:
- Southern Alberta
- South-eastern BC
- South-western Saskatchewan
- Northern Montana
What’s the timeline?
The design phase typically takes about 6 weeks.
Once the design is finished and you’ve signed off, it takes about 4 months to build an RTM home (timeline subject to change depending on size).
For homes on foundations, it takes about another 6 weeks to finish the basement, depending on your contractors. For homes with crawl spaces, it’s possible that you’ll be able to move in about 1 week after delivery.
So, for RTM homes on foundations, it typically takes 6 months from purchase to move in.
For homes with crawl spaces, it typically takes 4.5-5 months from purchase to move in.Do you need a foundation for an RTM home?
We place our homes either on traditional, concrete basements or on screw pile-supported crawl spaces. The choice is yours.
Do your builds come with basements?
The price of your RTM home only includes the home itself. For clients who decide to add traditional basement foundations, decks, or garages, we can include these items in a separate contract, or we can do a complete general contract.
What is an insulated, screw pile crawl space?
A simpler and less expensive choice than a full-concrete foundation, crawl spaces are a 2-3 foot, insulated space under the home that allows for plumbing, HVAC, and mechanical access. Homes with crawl spaces are supported by engineered screw piles.
How final are your floor plans?
Our floor plans are designed to give you a starting point, not to limit customization. All the homes we build, whether RTM or site-built, are customized to meet each client’s needs. Whether it’s changing the number of bedrooms or the exterior cladding, we work with you to make sure your home fits your needs.
